Searches

Alicia NewKeys

Searches are enquiries that find out more about the property you are purchasing. Our search packs are made up of a number of different searches:

The Searches Include:

Chancel

If the property sits in a parish that is liable to contribute to repairs to the church.

Environmental

Highlights risk of subsidence, contaminated land, flood risk and landslips

Drainage & Water

A report into who owns and maintains the sewers, drains and pipes.

Coal

Postcode dependent and needed for coal mining areas to check for risk of unstable ground.

How Alicia NewKeys can help

“I’m Alicia NewKeys and I can’t tell you how important it is to get your searches ordered early. The Local Authority search can cause delays and anything of concern should be raised as early as possible. It benefits you enormously to be in receipt of the searches and potential issues early incase something needs to be remedied or indeed if you decide not to proceed. You will not be able to exchange contracts before these crucial documents are returned as your mortgage lender requires them to protect and minimise their lending risk.”

AMLs

SamuAML Jackson Section
Quite simply we need to check your identity and the source of your money, so we can be sure there are no ill-gotten gains or money laundering. Purchasing property is a quick way criminals can ‘clean’ money, so I’m just making sure everything is above board.

Digital ID Check

Have everything ready for your digital ID check. Documents to get ready are:

How SamuAML Jackson helps

“SamuAML Jackson here to get your ID check passed smoothly. Before you start grab your passport, driving licence and some proof of address docs.”

Protocol / TA Forms

Tu Pack Section

If you are a seller there are a number of forms you must fill in to supply detailed information about your property; they are called protocol or TA forms. Traditionally sellers complete these forms once an offer has been accepted solicitor appointed. Moving-Buddies enables you to get started on these forms in advance and even before you have accepted an offer.

These can take some time to complete but our easy to use online forms make it as simple and as quick as possible. These forms will ask in-depth questions about your property. For example if it is leasehold you need to supply all details about the lease and any management company involved. If you have made any improvements to the property you will need to disclose them and provide any evidence i.e. planning permission.
There is also a fixtures and fittings form where you can detail what you will and won’t leave behind. Plus any items that you are prepared to sell with your property. Our Moving-Buddies system enables you to photograph these items on your phone and upload them with a £value. This makes it much easier for the buyer who might have forgotten what the items look like after their viewing.

How Tu Pack can help

“TuPack’s tips on completing protocol forms quickly… you’ll need any documents about your property ready e.g. your lease, management company and details of any improvements or changes you’ve made. My forms are arguably the most time intensive but I’ve made them really simple. In fact I think the toughest part will be deciding what fixtures and fittings you are and are not going to leave behind.”

Searches

Searches are enquiries made to discover more information about the property you intend on purchasing. Various authorities hold information about the property, the land it is built on and the surrounding area. Searches discover if there is something that might affect your property now or in the future.

Quite simply searches protect your investment. They are made up of a number of different searches that come back and are called your search pack. If you are buying with a mortgage your lender will certainly require them in order to minimise the risk to their investment.

Searches typically provide more in depth information about a property. They highlight issues that could be cause for concern now or in the future. These issues could affect the value of the property in the coming years. For instance searches will highlight if the property is on a flood plain, if it is in a mining area and if there is a risk of subsidence. Even if the property is near the proposed HS2 route. Any of these factors could determine if you want to proceed with the property purchase and potentially if the property value could be negatively affected in due course.

This is a very difficult question to answer and can vary wildly dependent on the location of the property. One of the searches is the Local Authority search which is entirely time dependent on individual authorities. They can return them in days or even many weeks. It is for this reason that searches should be ordered as early as possible. There is no way to speed up searches being returned.

We provide a comprehensive pack of searches that satisfy our law firms requirements. Head over to our glossary page where we discuss in greater detail the searches that are included and what they tell you about the property.

General

Here are some of the most common conveyancing and moving home questions we are asked.

You're right there's a lot to do when buying and selling a property. But here are some of the key tasks:

  1. Instruct an estate agent - we can help
  2. Instruct a conveyancer - we can help
  3. Speak to a mortgage broker and get a mortgage in principle - we can help
  4. Start compiling all the legal forms and information with Moving-Buddies
  5. Work with Moving-Buddies who will guide you through the process and prompt you to do everything that is needed

Absolutely yes, in fact we highly recommend it. If you use the same conveyancer they are in full control of both parts of the transaction, it cuts down on correspondence time between separate parties and they can more easily control any chains you might be involved in.

Simply - work with Moving-Buddies!

Completing forms and information requests in a timely manner, ordering third party disbursements (searches) as soon as possible, sort out your documents early and communication is key.

Did you know Moving-Buddies shows you real time updates on document completion, ID check and searches. It also shows this progress to your conveyancer and you can invite other parties to view too. Cut down on phone calls and chasing by allowing everyone to see what stage the sale or purchase is at.

You will be required to pay a nominal amount on file to your chosen conveyancer. This is like a deposit so if your transaction does't go ahead they have some funds to pay for work they have undertaken up to that point in time.

You need to pay third party disbursements in advance i.e. searches and ID checks. Moving-Buddies will assist you with this. We send a combination of links to get you started and our progression team will speak to you directly so you know what to expect and when.

The balance of fees are payable on completion.

We believe everybody should have a home
