Step 3

Your ID Checks

ID checks are one of the most crucial stages of buying and selling a property and not much can be started without them. Everyone involved in a sale or purchase must do them. They are a legal requirement to ensure you are who you say you are and that your funds have been legally gained. Get them done as soon as possible so any problems can be ironed out quickly.

Step 4

I'm a Buyer

Your Searches

If you're a buyer you'll need searches to be done. They will reassure you there won't be any unwanted surprises about the property or surrounding area in the future. If you are buying with a mortgage your lender will require them. Searches can often be the cause of delays and take weeks to return so we help you get them ordered early.

I'm a Seller

Your Protocol Forms

When selling your home you need to complete some legal forms, known as Protocol or TA forms. They require you to supply lots of information about the property. For example any work/developments you've had done, information about the landowner if its leasehold and the fixtures and fittings you will/won't be leaving.

Step 5

Proof of Funds

The funds you are using to purchase your property must be proven to be legally acquired. You need to supply various documents dependent on where the funds have come from. We will guide you through the right documents to upload even if your funds came from a number of different sources.

All of the information you supply, the searches and the ID checks form your legal moving pack that your law firm needs to complete your transaction. Without it they cannot complete the remaining legal work. What better way to complete quicker than giving you control to provide all of the required information. Your estate agent, mortgage broker and conveyancer can also see your progress and know when you have completed everything.
Now relax and enjoy the fun part like shopping for your new home!
