ID and AML checks are one of the most crucial stages of buying and selling a property and not much can be started without them. Everyone involved in a sale or purchase must do them. They are a legal requirement to ensure you are who you say you are and that your funds have been legally gained. Get them done as soon as possible to avoid any delays.
If you're a buyer you'll need searches to be ordered. Your lender will require them and they'll reassure you there won't be any unwanted surprises about the property or surrounding area in the future. Searches can often be the cause of delays and take weeks to return so we help you get them ordered early.
When selling your home you need to complete some legal forms known as Protocol or TA forms. They require you to supply lots of information about your property. For example any work/developments you've had done, information about the landowner if its leasehold and the fixtures and fittings you will/won't be leaving.
