Searches

Searches are enquiries made to discover more information about the property you intend on purchasing. Various authorities hold information about the property, the land it is built on and the surrounding area. Searches discover if there is something that might affect your property now or in the future.

Quite simply searches protect your investment. They are made up of a number of different searches that come back and are called your search pack. If you are buying with a mortgage your lender will certainly require them in order to minimise the risk to their investment. 

Searches typically provide more in depth information about a property. They highlight issues that could be cause for concern now or in the future. These issues could affect the value of the property in the coming years. For instance searches will highlight if the property is on a flood plain, if it is in a mining area and if there is a risk of subsidence. Even if the property is near the proposed HS2 route. Any of these factors could determine if you want to proceed with the property purchase and potentially if the property value could be negatively affected in due course.

This is a very difficult question to answer and can vary wildly dependent on the location of the property. One of the searches is the Local Authority search which is entirely time dependent on individual authorities. They can return them in days or even many weeks. It is for this reason that searches should be ordered as early as possible. There is no way to speed up searches being returned.

Absolutely yes, in fact we highly recommend it. If you use the same conveyancer they are in full control of both parts of the transaction, it cuts down on correspondence time between separate parties and they can more easily control any chains you might be involved in.

Completing forms and information requests in a timely manner, ordering third party disbursements (searches) as soon as possible, sort out your documents early and communication is key.

Did you know Moving-Buddies shows you real time updates on document completion, ID check and searches. It also shows this progress to your conveyancer and you can invite other parties to view too. Cut down on phone calls and chasing by allowing everyone to see what stage the sale or purchase is at.

You will be required to pay a nominal amount on file to your chosen conveyancer. This is like a deposit so if your transaction does't go ahead they have some funds to pay for work they have undertaken up to that point in time. 

You need to pay third party disbursements in advance i.e. searches and ID checks. Moving-Buddies will assist you with this. We send a combination of links to get you started and our progression team will speak to you directly so you know what to expect and when.

The balance of fees are payable on completion.
